Preparation
Breakable Items - It is the responsibility of the Homeowner or General Contractor to remove all breakable items such as pictures, light fixtures, pottery, etc. Angerman Hardwood Floors cannot be held responsible for items broken that have not been removed from the work area.
Carpet / Linoleum / Tile Removal - If the customer decides to prepare for our sanding process by removing old carpet, linoleum or tile, the job site must be cleaned of all debris from the tear-out before we can start. This means all padding, staples, tack-strip, carpet remnants, tile, grout, linoleum, glue, etc.
Children - Please have your child/children to be aware that the tools we use for this job are not toys. We are not responsible for any injuries that may occur.
Debris / Hair - The Sanding and Finish process will create debris such as dust, lint, hair, etc. to become airborne, some of which we cannot see with our naked eyes. Once we apply to do the Final Finishes, we will do our best to remove every bit of debris and hair. If you see a hair or a bit of debris, just use a sewing needle or tweezers and prick it out of the finish. If we are called back to do this, you will be charged for the time and materials as applicable.
Dust Control - Our sanding equipment has up-to-date vacuum systems that pick up a majority of the dust involved in the sanding process. There will be a small amount of fine dust that becomes airborne. It is necessary for the Homeowner or General Contractor to tarp and mask off outlying areas and cabinetry, as we do not provide this service, unless otherwise specified in our estimate. We will remove the dust tarps from the area after sanding is complete to keep dust from falling in wet finish during and after application. We recommend that you protect electronic equipment such as audio, video, and computer products by turning them off, and using sheets to cover them. Angerman Hardwood Floors is not responsible for the cleaning of your home, although we do try to clean a large portion of the dust to provide dust free-finished products. You should expect to give your home a good general cleaning.
Furniture - The homeowner or General Contactor is responsible for moving furniture, wall hangings, and other appliances out of the work area. We need every item moved at least 5 feet away from the wood floor to accommodate job site mobility.
Lights - We occasionally leave lights on during the finishing process to properly perform our work in some cases. We try to turn off all lights whenever possible.
Moisture - Seasonal moisture changes can cause all hardwood floors to expand and contract slightly. Our flooring materials are checked to assure moisture content of is less than 6% upon installation (Industry standard). It is the responsibility of the homeowner or the General Contractor to provide a dry / moisture free environment. If the job site contains excessive moisture it will cause the wood to compress together, then at a later time shrink causing cracks between boards and unevenness. (Also see our information sheet entitled "The Behavior of Wood Flooring"). Hardwood Flooring is not recommended for use in wet areas, such as bathrooms and laundry rooms. Use "below grade", as in a basement is only recommended with an engineered product.
Flooring Under Carpet - When we provide you with an estimate for sanding and finishing and there is till carpet over the flooring, there may be the need to revise your bid if there are necessary repairs, or if there is an existing wax or oil finish.
Tack strips nailed into hardwood floor will be filled but cannot guaranteed to have them disappear.
Isolated Workspace - We need an open workspace with no other tradesmen or distractions that would keep us from providing you with quality work. If we feel that there is a problem with this, we may choose to pull off of your job site.
Moldings / Doors - Any new or used molding that needs to be installed to complete the project is not part of our Estimate. Occasionally we need to take doors off during the finishing process. Customers are responsible for re-hanging them.
New Carpet Installation - Carpet should be installed after the Final Coat.
Painting Walls / Painted Trim Moldings - Painting of walls or drywall work should be done before the floors are sanded and finished. Painted moldings should be installed after the final coat.
Pets - Pets need to be removed from the work areas. Fish tanks should be moved to another area of the home. Angerman Hardwood Floors is not responsible for looking after your pets during the process.
Power Source - It is necessary for us to have 110 and 220-volt electricity available within 100 feet of the farthest work area on the jobsite.
Prefinished & Soft Woods - It is industry standard that we do not fill softwoods such as Fir or Pine and Prefinished floorings.
Radiator Covers - Sometimes radiator covers need to be removed for us to provide a thorough job. Customer is responsible for re-installing these.
Recoating - Early signs of wear including reduced sheen may indicate the need for a recoat.
Refrigerators - We will not move any refrigerator with a water hook-up. If you choose us to sand under your fridge, you must make other arrangements for removals. Move the fridge out side of the work perimeter. If we are sanding around your appliance we may turn the thermostat to the low setting to prevent a rough finished product around the unit.
Sanding Under Existing Linoleum - In some cases with linoleum, the adhesives used contain asbestos. We will not be able to sand your floor if asbestos is present. A laboratory should definitely be contacted if your existing linoleum was installed over 30 years ago.
Stain - We no longer do wood stains due to the friendly-environmental distress.
Touch-Up Work - It is possible that there will be some minimal drywall or base molding touch-up work.
Trash - All trash including sanding will be bagged at the curb upon completion. If we are asked to remove any trash such as carpet, molding, wood, linoleum, tile, etc. not stated in the estimate, this will constitute additional dumping fees. Angerman Hardwood Floors charges a $75.00 minimum (time/dump fee) for such duties.
After Floor Completion
Curing - The curing process takes approximately 7 days (75% cured after 1 day, 90% after 3 days). Do not replace area rugs until the floor has fully cured. The floor may be walked on after 3 hours, stocking feet is best for the first 24 hours because the floor is susceptible to scuffing or marring prior to completion of the curing time. Cleaning with water or detergent is not allowed during the first week. Avoid using Murphy's Oil Soap or vinegar since it is not a good product for most polyurethane finishes.
Walk Off - ALL floors will have a certain amount of "walk-off" debris. Please do no be alarmed by this. We do our very best to make your finished floor as "clean" as possible.
Maintenance - Put walk-off mats at all entrance doorways to keep out excessive dirt and grit. Sweep or vacuum daily and damp wipe as needed with Bona Swedish Formula Hardwood Floor Cleaner. For more information or ordering more floor care products check our website: www.angermanhf.com/
