Expectations & Policy Agreement
Truth & Reality - Wood floors are a lifetime investment, adding value and beauty to your home or office. As with any major improvement you should expect some disruption and inconvenience. When having wood floors refinished or installed make sure to give the floor contractor the time he needs to complete the job without interference from other trades. Other trades are allowed the necessary time to complete their jobs, thus so should the wood floor contractor. Several factors you should be aware of:
A Crack Between Wood Planks - Wood is a "living" product; it expands and contracts with the environment. In winter when the heat in your house kicks on, the natural moistures within the wood are dried out, this cause shrinking. In spring the humidity changes and the wood expands back to its original 6% (Colorado only, other areas vary) moisture content and the cracks disappear.
Appearance of Seal Coat - When we seal the floor we are "popping" the grain of the wood. This give the floor a rough feel. We also fill the wood between coats so you should not be concerned with the appearance of your floor.
Bona Kemi Swedish® Waterborne Finish - Bona Kemi Swedish® waterborne polyurethane finishes are environmentally friendly and dry extremely fast with low fume & VOC levels for the hardest surfaces possible. These oxygenated finishes breath with humidity and temperature changes, which makes them the best possible finish available for your hardwood floors.
Furniture Wood vs Wood Floors - Understand that furniture, cabinetry, doors, etc., are fabricated in a factory under ideal conditions and that they contain 1-10 different pieces of wood. Their floor is fabricated in their own home and is made up of 300 to a thousand individually different pieces. And that their floor is never to be duplicated - a truly custom floor of their own! Maintenance procedure should be reviewed, along with proper protection of furniture (place protection under legs) before it is placed onto the new wood floor and items of concern should be addressed. Remember, wood floors are an investment; proper maintenance will give you years of beauty & enjoyment!
Installation - Plastic should be used to help seal off the work area. There will be sawing, hammering and other noise during installation. Make sure you understand the time frame involved and the duration of installation. Finishing should take place 5 -7 days after installation (unfinished) you can walk on the floor during acclimation (before sanding & finishing). Prefinished floors should have at least 72 hours before heavy foot traffic. Flooring installation needs to take place before cabinetry is set and all trim carpentry is in place. This should be after the drywall, tape, texture and primer painting is complete. Wood containing obvious defects will not be installed. Wood as a natural product varies from one piece to another. As the boards are milled from a tree, each will have grain and color variances. Stains penetrate and absorb differently depending on the open cell structure of the wood.
Sanding and Finishing - There will be noise, dust and some fumes during this process. Even though the area is sealed off, dust from the sanding process could and will probably infiltrate other areas of the house. Because fumes will be present during finishing, it will be best if the pilot lights turned off. Keep pets away from work area at all times. Make sure you go over the work schedule with the wood floor contractor, know the number of days it will take, when the floor can handle foot traffic and always allow scheduled work to be completed as specified. This will ensure a good job and the best results possible. Make sure the floor is protected and/or measures are taken so that other trades and/or people coming in after the wood floors are finished. There is nothing more frustrating than someone else not using due cares and causing a good job go bad.
When Applying Finishes - When we have the wood prepared to coat with our finish, we cannot have any traffic on the floor. We sometimes must also eliminate all air movement during the finishing process by keeping all windows and doors closed. Durable finishes provided today usually protect wood from dents, scratches, stains, extensive water damage or other abuse. Conditions in every home vary. We cannot guarantee a tabletop finish.
What to Expect - Hardwood floors are a substantial expense, but yet a welcome and equity/investment opportunity to your home. After years of experience and thousands of square feet of flooring, a few matters need to be addressed and realized. National Oak Flooring Manufacturers Association specifications state:
a) Inspections should be done from a standing position with normal lighting. Glare, particularly from large windows, magnifies any irregularity in the floors and should not determine acceptance.
b) A finish similar to that found on fine furniture should not be expected. Trash in the finish, a wavy look along strips, deep swirls or sander marks, and splotchy areas can be indications of inadequate finishing or cleaning. The quality of the finish can be acceptable and still include some of these problems, but they should not appear over the entire floor.
c) The perimeter and hard to reach areas (i.e. under radiators, around cabinets and cabinet cutouts, closets, corners, etc.) are most likely to contain these irregularities.
d) Again, when inspected from a standing position these irregularities may be present but should not be prominent.
Angerman Hardwood Floors will lay, sand and finish your floor to these specs. Sometimes expectations are beyond these specs. If after we finish your floors you have any concerns, we will address those concerns, but if these concerns are unrealistic or beyond industry specs, you are responsible for any time and/or material costs.
Scheduling with Angerman Hardwood Floors
Arrival Time / Key - We cannot be specific about an arrival time as this varies by job. We ask that you hide a key, or leave a key with a neighbor. We don't want to be an inconvenience to you by having you wait.
Changes - Last minute changes in the job size, color or finish might mean that we cannot always fit job changes into our schedule immediately. This means rescheduling. We have other important customers that we like to work with in a timely manner as well. If there is a change, contact us immediately so we can re-work our schedule for your job.
Scheduling - When you call us to schedule, try to do so at least 1 month in advance. In the summer we tend to schedule jobs out further. This is a busy time for us; keep in mind that you may need to call us at an earlier time to schedule.
Time Frame - Call the office or ask your estimator about the length of time that your job will take. Each and every job may differ slightly, so we cannot really give a specific outline for this.
Upon acceptance of proposal - We required a copy of the signed proposal along with the appropriate deposit.
What You Should Prepare For Our Work - The building should be completely closed in, with outside windows & doors in place - ALL wet trades (drywall & paint etc.) should have their work completed. Air conditioning, heating and ventilation systems should be operating - the temperature and relative humidity is to be at "normal living conditions" that is between 60 & 80 degrees (F) and between 30% - 50% humidity - for a LEAST 6 days prior to the wood flooring being delivered. The wood floor should then acclimate to conditions at the jobsite for 10 to 14 days. Moisture testing should be the responsibility of the wood floor and/or general contractor. Furniture, appliances, room furnishing, and old floor coverings should be removed from rooms where flooring is being installed.
Final Payment - The balance of the contract is due when the job is completed. Please make arrangements to leave a check written out for the balance to Angerman Hardwood Floors. Interest charges of 1.5% monthly may be applied to accounts not paid within 30 days. This is an annual interest of 18%. All collection costs, including attorney fees incurred, are chargeable to the customer. $25.00 will be charged for insufficient funds on your next invoice.
